2012 Painting and remodeling projects

This year (2012) is gearing up to be a great year for the paint contracting business. We have already completed commercial painting projects for numerous customers including the city of Flower Mound, TX, several house painting projects in Fort Worth, TX, and commercial exterior painting projects for a few retail management companies. The project below is of a retail project recently completed in Fort Worth. It was the exterior of a retail shopping center that was in dire need of some color.
The owner and Management company stated that the center had just been painted as recently as 3 years ago. While that may have been true the prior painting contractor obviously didn't use either the highest quality paint or neglected to do the required prep work prior to painting the building. The building was badly faded
and need to be painted. We started the project by pressure washing the exterior then we covered all of the ground areas being mindful of the fact that there were going to be customers coming and going. We then installed a coat of Sherwin Williams exterior primer and 2 coats of Sherwin Williams exterior latex DTM paint. The results are evident below that the center looks much better and will serve the client with many years of great results both cosmetically and structurally.

This Summers painting projects and acoustic removal

Wow, where do I start for this post. Well, it's been hot as heck here in DFW and we are looking forward to being able to paint commercial and residential projects without having to purchase 80 lbs of ice everyday. We have completed several large projects this summer including several parking garages, a hospital exterior, and countless home exteriors.
More recently we have had tons of call's, 5-10 per week about acoustic removal (popcorn ceilings). In agreeing with most people popcorn ceilings are hideous. Believe it or not when my wife and I purchased our home it had popcorn on all the ceilings and splatter drag walls. Never really made much sense to me for a builder to spec popcorn on the ceilings and splatter drag for the walls. The reality of it is this, the same texture contractor has to drag his equipment in to do the walls, so why not just shoot the ceilings too? Guess that would just make too much sense.
Popcorn ceiling removal is a tedious process. If you are trying to tackle it yourself let me give you a few pointers. First, empty your entire house, really!! There's nothing worse than having to scrape ceilings with a house full of furniture. Secondly, purchase a LOT of plastic and cover all the walls from the inside corner where the walls meet the ceiling all the way to the floor. Third, cover all the floors. Make sure there are no open areas through the plastic and seal all seams. Use all blue 3m tape, it's more expensive than the yellow tape but it won't pull the paint and texture off of the walls or damage flooring.
There's two ways to remove the popcorn. First is what we call the dry method. In essence we take 12" metal blades and scrape the ceilings with them making the surface flat. The second method is the dry method, we spary the ceiling liberally with water, wait a few minutes and then scrape the ceilings. The wet method is
a little more messy than the first but creates less dust throughout the home. Make sure to cover all flooring areas outside of the areas you are working in. Trust me when I tell you this stuff gets everywhere!!!
To install the texture you will need a texture machine or a hopper and a compressor. We prefer the texture machine, it's easy to use and you don't have to lug around a bucket that weighs 20 lbs over your head. If your doing the project yourself simply go to home depot and rent a machine, its about $65.00 a day. Shoot the texture on evenly and make big circles with the gun. After you've shot the entire ceiling you are going to need to "knock it down" or flatten it out. To do that once again you will need to visit the home depot and buy a blade from the drywall dept. It's about 18" wide with a long silver handle with a red end on it.
Before you even start to texture the ceiling you may want to practice first or else you will make a mess of the ceiling and have to do it twice. Simply put, don't scrape the ceiling, just lay the blade flat and very slowly run the flattened out blade across the ceiling until you achieve the desired look.

We have been very busy as of late which is why I haven't found the time to blog much about what we've been up to. Quite frankly between running around the Metroplex and the heat I have pretty much not had the drive to sit at the computer and blog about what we've been up to. With that said here are some of the projects we've been working on. Feel free to leave any comments or please contact us if you are in need of a contractor for your commercial or residential projects.

Since my last blog post we have painted 36 homes, gutted and remodeled a condo in North Plano, painted 2 apartment complexes, and one parking garage, and we're working on another right now which we will have completed this week.

This photo is of a condo in North Plano that had a water line burst in the attic. We repaired the ceiling, textured the entire condo, installed all new floors and bathrooms. We also installed all new windows.

This condo was truly a mess, I did take before photos but for some reason my computer or picasa refuses to upload them. As soon as I figure that out I will upload them.

Dallas. After we finish pressure washing the garage we are striping all of the spaces and hopefully if approved

painting all of the ceiling in order to brighten the place up.

This is the filth that we have come across at the garage while washing it down. Don't go barefoot because gosh only knows whats in this pile!!

Interior house painting project

In the photographs below we were hired to paint the interior of a customers home that they are going to put on the market for sale. The home was pretty much original paint and texture complete with popcorn ceilings and splatter drag texture. We went in and patched quite a few holes in the drywall, removed a lot of the original wallpaper and ceiling borders and of course retextured everything. Once that was completed we were tasked with taping everything off and then painting all of the walls, ceilings, trim, and then cleaning up after ourselves.

We tackled some interior drywall work and several exterior painting projects this week

We were all over DFW this past week working on several interior and exterior painting and remodeling projects. From West Fort Worth to Mckinney we did some interior repairs (pictured below) and some exterior painting which we will upload photos for later. In the photos below we reworked an inlaid TV shelf so the customer can mount a flat screen tv above the fireplace. In the same home we are removing installed mexican tile and installing a tile that fit more with the layout of the house.

This photograph is obviously what we started with, notice the "hole" where a tv is supposed to go.

Our customer specifically requested that we try to keep the dust to a minimum so we began construction on a tent in order to minimize the dust throughout her home.

The process we used was to remove the wooded shelf at the bottom and then remove all of the corner bead so that when it was framed and then taped and bedded it wouldn't be noticeably higher than the rest of the wall. This photograph is after it was framed and the electrical and cable was moved forward and it was framed and taped and bedded.

In the photo below we installed a "spanish drag" texture in order to match the rest of the interior of the house.

In this photograph all we have left to do is paint the wall and we're finished.

We are doing a lot of exterior painting right now

We are doing a lot of exterior painting right now. Exterior painting is pretty much what we do this time of year for both commercial and residential applications. The most important part of any exterior painting project is the prep work. In the video above one of the guys is pressure washing an exterior prior to doing any further prep work. In the video you will see the amount of dirt, grime, etc. washing off of the house. Believe it or not this house was painted 5 years ago according to the homeowner. Before selecting a painting contractor to do any work on you home or commercial business please be sure to ask about the prep work.
Exterior painting is not an easy task. It requires a lot of up and down ladders and a lot of prep work. We generally start off replacing any rotted wood or for commercial painting projects we will make any repairs to stucco, concrete, etc. Once we make the repairs then we begin the prep work. Pressure washing is imperative to the adhesion properties of the paint. After pressure washing we caulk all visible joints, spackle all areas that require it, then of course we will sand where required. Once the prep is completed we cover all landscaping, cars, windows, etc. Then we install generally 2 coats of paint. Contact us for all of your exterior painting needs.

More remodeling projects and interior/exterior house painting

Sorry I haven't blogged more about the projects we are working on. It's that time of the year and everyone needs everything done yesterday. We are very thankful to have had the opportunity to work for a lot of
great people this year and we look forward to what the future brings. It's promising to see people starting to work on their houses and businesses again. My background is in construction not finance, however I can see changes on the horizon and they look good thus far.
Anyway, we are still working on a remodeling project in Carrollton, TX and we almost have it completed, maybe another couple of days to completion. Along with that we have been tackling a few commercial painting projects and exterior house painting projects. Remodeling projects are great fun and we really enjoy watching the changes take place and the customers reaction once some serious progress has taken place. In our last post about the remodeling project we posted some photos of when we first started and here are some more of the same project about midway though completion. Also you will see an exterior house paint we did in Fort Worth and one in Dallas just down the street from Love Field in Oaklawn.

Sorry for the fuzzy photo, one of the guys was cleaning while I was taking photographs and my camera caught the dust. Anyway, below is a before photo of the fireplace with the original brick still installed. The pile of rock that you see on the floor is limestone. The original brick will be removed and the limestone will be installed along with a marble base that will meet the engineered wood flooring being installed.

This photo is of the skylight that we installed. Also, at the right corner under the skylight was originally a window that we removed so we installed a solartube to make up the difference in the window being deleted. What you see immediately to your right is plastic. We cut a 6' hole in the wall, added a header and created a new entrance to the formal dining room.

In this photo what you see is a set of french door after installation. Originally there was a 8' long sliding glass door that the customer no longer wanted. The house has settled over the years and if you weren't 6'7 and 450 lbs it was tough to open.

In this photo you see the kitchen. Originally when the home was built the builder decided to construct a sub ceiling to run all of the HVAC to the living room, kitchen, and laundry room. What we did was remove the sub ceiling, remove the original 4' lighting fixtures and run new HVAC duct and install 8 recessed lighting cans. Its also hard to tell in the photo but we also sanded and refinished the cabinets.

This of course is another photo of the kitchen but from a different angle.

This is the fireplace after removing the original brick. We had to rebuild all the supports behind the fireplace including a new header and studs due to water rot, and termite damage.

The photo below is actually the other side of the kitchen or if you prefer where the breakfast table goes. The cabinet you see there is from another part of the house in the bar area that we moved so the customer can have a place to put things while serving breakfast. To the left of the base cabinet there was a door going to the bar area. We deleted the door to create a more personal space and added the doorway you see in the photo above.

This photo is of course one of our guys pressure washing the exterior of the house and the sidewalks.

This is obviously before the paint. We installed a large amount of trim at the top near the soffits.

It was a large home and here is one of our guys still pressure washing the exterior prior to paint.

This project actually turned into quite a bit of work once our customer figured out that we do more than just paint. In the photo below we installed the mold resistant sheetrock on the ceiling then taped and bedded the joints. We also installed two sets of french doors along with the trim.

This is the after photo of the house. First we pressured washed the house. Next, we caulked all of the cracks and crevices then installed a Sherwin Williams exterior primer specifically designed for masonry, then a Sherwin Williams exterior A100 exterior satin paint as our finish coat. As you can see the change was pretty drastic but all in all the home turned out beautiful.

We are also remodeling contractors In Dallas and Fort Worth

This past week found us in Carrollton remodeling the interior of a home. We are starting out with the kitchen and living room and then moving on to the formal living room and a patio. This week we did all of the demo on the kitchen and living room along with adding a solar tube, moving some interior walls, refinishing cabinets, etc. The photos below are the before and during. Once the construction is completed we will finish out with a splatter drag texture and paint. Be sure to check back with us from time to time as we will post progress photos and if you follow is on twitter we update what we're working on almost daily.

This photo is of course a before of the living room. We are removing the paneling and installing new drywall
along with rock on the fireplace and new flooring. In upcoming photos there will also be a skylight "solar tube" installed. Currently the ceiling fan is controlled by an electrical outlet we will hard wire it for a switch.

This photo is a before of the kitchen. The ceiling is going to be raised and we will install recessed lighting along with granite tops, cabinet refinishing, new paint and texture. We will also close off a door to the formal living room to create a more intimate space.

This is the living room during construction. We have removed the old paneling and in doing so it destroyed the drywall beyond repair so we will install new insulation (what you see there is R-11 from the 70's and not
very energy efficient) and new drywall, texture and paint.

Will the price of House painting go up?

Will the price of interior and exterior house painting go up? In a word, no and here's why. The prices for interior and exterior house painting will actually go down. It's simple economics my friends and by being in the business for almost 20 years I can attest to the fact that a painting contractor was actually charging more in the year 2000 than he/she is right now.
Labor prices are going to continue to plummet because of one thing, a down economy. Here's the story, when the Dot Com boom was in full force from about 1995 until 2003 things were moving, and fast. Businesses were growing, people were building mansions, we all drove gas guzzling suv's, and the commercial construction business was building at a rate not seen since after WWII.
Since 2003 the commercial construction business has actually shrank. Right around 2008 when the commercial construction business hit the low it is at today all of the workers that did commercial construction were out of work. When that happened you had/have roughly 2-3 million workers without jobs, so what did they do? They started to do residential work and effectively drove the prices down for the rest of us.
While the prices were being driven into the ground the average house painter actually ended up going out of business simply due to the fact that he/she didn't see the changes coming. In essence these "mom & pop" companies couldn't adapt and compete with the influx of competition. The companies that managed to survive the onslaught of new labor are actually being forced to bring their prices down to match what the newcomers price things at and so what happens is the customer is actually getting a better deal from a top notch company than they would have before.
In essence what I'm saying is if you or someone you know is in the market to get some things done around the house or office, now in my opinion is the best time to get it done. Eventually, prices will go back up it's only a question of when. Please read my 15 things you should know before you hire any contractor, just scroll down.

Want to know if the exterior of your home needs to be repainted?

    I look at at lot of homes throughout the year and in doing so I consider myself a pretty good judge when it
comes to whether painting is needed or not. Heres the problem that I see most, rotted 1X4's around windows, doors, etc. and heres where the paint come in. A good quality paint realistically only last around 7 years or so especially here in the Dallas/Fort Worth areas. We have the worst weather when it comes to paint lasting the specified warranty time which generally is anywhere from 10 to 15 years.
   This post doesn't only pertain to the trim around the windows and the doors. It also applies to all the wood
on the exterior of your home. In a nutshell paint is what prevents the wood from rotting in the first place. For instance, on my personal home I paint all of the trim around the windows and doors every 3 years and really unless you live in a mansion you should be able to do it yourself too. In the long run it will save you time and money by not having to pay a painter or a carpenter to replace the wood every 10 years or so.
   If in fact your home does have some rotted wood make sure whoever you hire to replace it primes it prior to painting it. A good primer is worth its weight in gold as far as I am concerned and a piece of wood should never be painted before it is primed.

15 Things you should ask your Painting Company or ANY Contractor before hiring them!!

Below are the Top 15 Questions you should ask a painting services company that you’re considering hiring. By interviewing the contractor using this “checklist” of questions, you will find an experienced, quality contractor who will do excellent work on your home or property…

…and at best, it will help you avoid getting Ripped-Off.

1. What type of paint do you use?

Paint quality can vary, so it’s important to know the brand and type of paint that will be used on your home or property.

A good painter will usually recommend high quality paint, but it’s always a good idea to ask for other options and make sure your potential paint contractor can explain the added benefits a more expensive paint has to offer over a less expensive one. Also, asking for information on the paint manufacturer’s warranty regarding reliability may help you decide what kind of paint is better for your home or property.

If you are sensitive to “new paint smell” you may also wish to inquire about the option of using paint that contains low VOC (Volatile Organic Compounds).

2. Is your estimate a flat rate?
When asking a painting company for a quote on the cost of your job, make sure you get it in writing.

Make sure it’s stated what exactly is included in the quote and how firm that costs will be. There’s nothing worse than have your painting company give you a good price and then coming back to you later with additional fees charges.

Make sure your quote specifies the areas to be painted, the number of coats, the materials to be used, labor and how long the job will take. Be sure to ask if there are any additional fees or expenses that might be involved. The more specifics that are included in your quote, the easier it will be to compare costs between bids.

3. Do you offer a written guarantee?

When discussing the guarantee, get your painting company to put it in writing.

Otherwise, you may find that your original verbal guarantee will provide no more than what the paint manufacturer offered. You need to know what your paint contractor will do in the event of problems with your painting job.

A quality conscious Dallas/Fort Worth Painting company will stand behind their work and they will say so in writing.

4. How long will the job take to complete?

After your painting job has started, you want to be sure that your contractor will stay on the job continuously until your job is completely done.

Living in the middle of a half finished job while your painter is off on other paint projects makes your experience much harder than it has to be. Make sure that the company you hire is clear to you that he/she will show up every day until your job is completed as promised.

5. How will non-painted surfaces be protected?

Make sure your painting services company has a definite plan for protecting non painting areas and surfaces from paint splatters and spills.

Areas such as your floors, furniture, planters, driveway and even your roof will need to be covered and protected from spills and splatter etc.

6. How will you prepare surfaces for painting?

Well-executed preparation before the job begins makes a huge difference in the quality of the your completed paint job. Ask your contractor what they will do regarding sanding, cleaning and scraping the surfaces that need painting.

7. Will you be using a paint primer before painting?

Bare surfaces that are to be painted will require a primer to be used. A surface that is being repainted will not require primer.

8. What areas will be caulked before painting begins?

Caulking is an absolute key to a well done paint job.
If your painter does not caulk the seams, joints, gaps or cracks in surfaces, moisture can get between the paint the surface and cause it to fail or peel away later.

9. What can I expect in regards to the clean up after the job is completed?

No one wants to spend a lot of money on a paint job and end up having to spend a lot of time cleaning up after a bunch of clumsy nonchalant painters.

Find out ahead of time how they plan clean-up and leave your property once the job is completed.

10. Who will supervise the project?

If the person giving you the painting estimate will not be supervising the paint project, ask to meet that person who will be supervising beforehand and find out about their experience to ensure they are qualified for that job and most of all that you feel comfortable with them.

11. Will there be subcontractors used for planning the job?

You should know if the painting firm you hire does not plan on doing the work themselves.

If this be the case, you definitely need to contact and be certain that you can trust subcontractors that will be working on your home or property by asking them these same questions.

12. How long have you been in business? Experience is all important when choosing a painting services company.

Contact your local Better Business Bureau for any previous issues or complaints can give you a sense of a contractor’s stability and reliability.

13. What are your reference?

Get a minimum of three names and phone numbers recent customers of your paint contractor.

You’ll want to know if these customers were happy with the quality of the work, how well their non-painted surfaces were protected, if they stayed on the job until it was complete, did they clean up after themselves and whether they were courteous and pleasant to work with.

14. Are you currently insured?

Any good, reputable Painting Services Companies will carry insurance for liability, property damage. Ask if they have it.

15. Can I see the work contract?

Any contract you sign for a painting job should include the full cost, the time when full payment is required, details of the work you are having done, a start and painting estimate completion date, the brand of paint and colors that will be used in each place and how many coats will be done.

The contract should also state that the painter is responsible for cleaning up and removing paint from surfaces such as windows and floors. Asking these questions of every painting service company you interview will ensure you get the best quality work at the most reasonable price. Remember that the best company for the job isn't always the cheapest. You get what you pay for when it comes to contractors.

We are in the process of completing another parking garage in downtown Dallas (will post photos of the project on our site). The project is The Davis Building's parking garage. The Davis Building is a historical landmark and is currently a hi rise apartment complex or urban living quarters if you prefer. In addition to working in downtown we also have painted a few gas stations and multi family projects. All of which we will post photos of when we get time. Now that winter is quickly approaching we are turning our focus too interior projects. Well it looks like we see signs of the economy coming back in the Dallas/Fort Worth areas. As painting contractors we have seen our call volume rise just a little over the last month or so. We are steadily picking up more residential and commercial projects and we are looking forward to what August might bring our way.
